Tips on Buying Farm lands near Hyderabad





We have done some research on "How to find and Buy Farm lands near Hyderabad"

Here is what we like to share:

First, get a copy of the Pass book (Patta papers) of the land from the owner, then, apply for the Khasra (The base record of the land - which tells the ownership of the land as on 1954 - this is the most important point to be noted as if that land is Govt. land or Forest land then - This should not be / cannot be purchased.

Socond, get Phani's of every ten years since then (1954) - this shown the ownership of lands if it is sold or transferred since then, the present owner's name will / should be there in the latest phani, then take an EC of the survey number - which will show the extent of the land, present owner, neighbors, orientation of the land, any other documents prepared about this land - if at all.

Third, survey in the surrounding area about the going price of lands there. Also, check water availability in the adjoining areas.

Finally, after verifying those documents with your legal advisers, get into an agreement with the owner for the purchase of the land, taking a normal time of 45 days for registration.
